How to Coordinate Construction Subcontractors on a Remodel

One of the most valuable things a quality general contractor provides is sequencing. Trades need to happen in a specific order, and when that order gets disrupted, delays multiply.

The Standard Sequence

Framing first. All structural work is complete before any trade rough-in begins. Walls are in final position, openings are framed.

Rough plumbing. Plumbing rough-in happens before walls close because drain lines and supply pipes run through wall cavities.

Rough electrical. Runs after rough plumbing so the electrician routes around pipes.

Rough HVAC. Ductwork and mechanical rough-in in coordination with electrical -- these trades coordinate around each other.

Rough inspections. County inspectors visit to approve rough mechanical work before walls close. All three trades need to pass before proceeding.

Insulation, then drywall.

Finish mechanical. Fixtures, trim-out, and final connections after drywall is primed.

Why Sequencing Failures Are Expensive

When a plumber misses their rough-in window, the project stalls. When an electrician needs to reopen drywall for a missed circuit, the drywall work is partially wasted. When HVAC equipment delivery is delayed, the finish sequence gets rearranged.
