Custom Deck Design for Lake Coeur d'Alene Properties

Lake Coeur d'Alene properties represent some of the most valuable real estate in the Idaho Panhandle, and the deck or waterfront structure is often the most used and most visible feature of these properties. Getting it right matters more here than almost anywhere else in Northern Idaho.

Site Conditions on Lakefront Properties

Lakefront lots on Lake Coeur d'Alene -- including properties in Harrison, the Cougar Bay area, and along Highway 97 -- often have grade challenges that don't exist on flat rural lots. Steep banks, unstable shoreline soils, and high water table conditions affect the foundation design.

Decks on steep slopes require post systems engineered for the specific site conditions. Helical piers driven below the frost line are common on lakefront sites where standard concrete tube footings may not provide adequate bearing in soft shoreline soils.

Before any design work, Vandenberg evaluates the site conditions and, if necessary, brings in a structural engineer for the foundation design.

Exposure and Material Selection

Lakefront decks face more intense UV exposure than decks shaded by trees on rural lots. They also face more moisture -- the combination of lake humidity, occasional spray, and condensation accelerates degradation of materials that perform acceptably in drier conditions.

For Lake Coeur d'Alene and Harrison-area properties, Vandenberg strongly recommends composite decking (Trex Transcend, TimberTech Terrain, or comparable premium composite) with a capped cell structure that resists moisture absorption and UV fading. The premium composite lines designed for marine environments are worth the additional cost on waterfront properties.

Steel subframing -- rather than pressure-treated wood joists -- is the recommended approach for any deck on a lakefront property that is expected to last 25 or more years.

Railing Design for Views

On lakefront decks, the railing is a design feature, not just a code requirement. Glass panel railings -- tempered safety glass panels in aluminum frames -- are the most popular choice for lakefront properties because they don't interrupt the lake view. Horizontal cable railings are a contemporary alternative that maintains views with a lower profile.

Traditional wood railings obstruct sightlines and are harder to maintain in the moisture-intensive lakefront environment. For premium Harrison or Coeur d'Alene properties, aluminum or glass railings are the appropriate choice.

Covered Structures: Design Considerations

Covered porches and pergolas on lakefront properties need to be designed for the site's specific wind exposure. Open sites on lake edges face more wind than sheltered inland lots. Covered structures need to be either fully enclosed (a true covered porch with solid rafters and roofing) or specifically designed as a shade structure that doesn't act as a sail in high wind.

Permits and Shoreline Regulations

Properties adjacent to Lake Coeur d'Alene and other navigable waters in Idaho may be subject to shoreline permitting in addition to standard building permits. Kootenai County has setback requirements for structures near water. Vandenberg researches the applicable regulations for each lakefront project before design begins.
