Hiring the wrong contractor is one of the most expensive mistakes a homeowner can make. Here's the practical checklist for vetting a general contractor in Idaho before signing anything.
Step 1: Verify Registration
Idaho requires general contractors to be registered with the Idaho Division of Building Safety. Verify registration at dbs.idaho.gov. Registration is required to carry insurance and workers' compensation. If a contractor can't provide a registration number, stop there.
Step 2: Verify Current Insurance
Ask for a certificate of general liability insurance and workers' compensation. The certificate should show current dates, coverage limits (minimum $300,000 per occurrence for residential), and name the project location as an additional insured. Call the insurance company to verify the certificate is current if you have any doubt.
Step 3: Ask About Subcontractors
Who does the electrical? Who does the plumbing? Are they licensed for those trades in Idaho? A GC who uses unlicensed subs is creating liability for you as the property owner. Idaho requires trade-specific licensing for electrical and plumbing contractors.
Step 4: Get a Detailed, Written Quote
A verbal estimate or a one-line quote is not a contract. Before signing, you should have a detailed, line-item scope of work, specific allowances with supporting supplier pricing, a payment schedule tied to project milestones, change order language, and warranty terms.
Step 5: Call References
Ask for references from projects of similar scope completed in the last two years. Call them -- don't just read them. Ask specifically: was the final cost close to the quote? Was the timeline accurate? Were problems communicated promptly? Would you hire them again?
Step 6: Assess Communication Quality
How quickly does the contractor return calls? How clearly do they explain the scope and process? How do they handle questions they don't have an immediate answer to? The way a contractor communicates before the contract is signed is a reliable indicator of how they'll communicate during construction.
