How Long Does New Home Construction Take in Northern Idaho?

The most common timeline question from homeowners starting a custom home project in Northern Idaho: how long will this take? The honest answer is 9 to 14 months from permit approval to final walkthrough, with significant variance depending on size, finish level, and the exterior construction window.

Pre-Construction: 2 to 4 Months

Design and permitting takes 6 to 12 weeks. The design process (including 3D rendering review), plan preparation, permit application, and Benewah or Shoshone County review typically takes 2 to 3 months from first consultation to permit in hand.

Site preparation -- grading, access road work, utility stubouts -- takes 2 to 4 weeks depending on site conditions.

Foundation and Framing: 6 to 10 Weeks

Final Inspections: 2 to 3 Weeks

Final inspections from the county (building, electrical, plumbing, mechanical) are scheduled in sequence. Certificate of occupancy (CO) issued after all pass.

The Winter Caveat

Idaho Panhandle winters limit exterior construction. Concrete footings can't be poured in freezing temperatures. Roofing can't be installed on ice-covered surfaces. Projects that start foundation work in May and complete roofing before October move most efficiently.
